Can you use drawings I already have?
Yes. We can review existing drawings, request tweaks if needed for policy/validation, or provide/coordinate new drawings.
Do you cover my area?

What if my project is in a conservation area or my home is listed?
We’ll assess heritage significance and propose sensitive design and materials. Where needed, we’ll prepare a short heritage note to support your case.
I’ve had a refusal — can you help with an appeal or resubmission?
Absolutely. We’ll review the officer’s reasons, advise on the best route, and prepare an appeal or revised scheme.
I’m near a flood zone — is that a problem?
Not necessarily. We’ll check constraints early and confirm what evidence or mitigation the council may need.
How much do you charge?
We don’t publish fixed prices because every home is different. As a small, independent practice we keep overheads low and offer fair, transparent quotes for the scope you need.
Do you liaise with the council on my behalf?
Yes — we act as your planning agent, submit the application, and handle queries from validation through to decision.
Can you work with my architect or builder?
Yes. We’re happy to collaborate with your team or recommend trusted local partners.
